Why rent a loft in Paris for a photo or video shoot?

A loft is not just a studio with more square footage. It's a space with its own identity, often born from the conversion of artisan workshops or textile factories from the last century. That architectural heritage gives it characteristics that are hard to reproduce artificially: ceiling heights of 4 to 5 meters, overhead skylights, raw materials (brick, concrete, riveted metal). Clients love it.

For fashion photography, advertising, or branded content creation, these volumes offer three concrete advantages:

Real optical distance. With an 85mm or 105mm lens, you need between 7 and 9 meters of distance to frame a full-length subject. In most classic Parisian studios, that's simply not possible. A 200 m² loft solves that problem immediately.

Usable natural light. A well-oriented skylight provides diffuse, consistent light,  ideal for beauty and fashion. It reduces dependence on artificial lighting and speeds up set preparation. Many Parisian lofts and artist studios face north and are heavily glazed.

Built-in visual depth. The setting already tells a story. Brick walls, metal beams, worn hardwood floors, all elements that eliminate the need to build sets from scratch, which can represent significant savings and help protect the overall photo or video production budget.

The 5 styles of Parisian lofts and their uses in photo and video production

Paris offers a rare architectural diversity. Each style corresponds to different production needs.

1. Industrial loft : Sentier / République style

Exposed red brick, riveted steel framework, massive skylights. Concentrated in the 10th and 11th arrondissements, the former heartland of Parisian craftsmanship since the 1880s. Well-suited to urban campaigns, menswear, and lifestyle content with a raw, robust aesthetic.

2. Contemporary polished-concrete loft

Clean lines, geometric volumes, neutral palette. Highly sought after by tech brands, product visuals, and cosmetics campaigns where the set should not compete with the subject. Makes the lighting director's job easier by limiting unwanted shadows.

3. The artist's studio

Old glass skylights, vintage furniture, irregular hardwood floors. North-facing, soft and slightly warm light. Ideal for portraits, jewelry campaigns, lingerie, or editorial shoots.

4. The open Haussmann loft

Original moldings and marble fireplaces, with partition walls removed to create open-plan floors of 150 m² or more. The contrast between classical ornamentation and open space is especially popular with luxury houses and interior design or home décor brands.

5. The New York / SoHo style

Exposed cast-iron columns, monumental workshop windows, generous volumes. Instantly conveys a cosmopolitan energy that reads well on social media. A favorite among streetwear and urban sports brands.

Technical criteria to validate before booking

This is where many productions lose time, and money. A stunning location on photos can become a logistical nightmare on the ground. Anticipating the following points is essential.

Electrical power

A standard residential loft delivers 6 kVA, which is insufficient for a set with HMI projectors or high-power LED panels. Check whether the electrical panel includes 32A outlets or reinforced circuits (18 to 36 kVA). Verify this before booking,  not on the morning of the shoot.

Actual dimensions vs. photos

Location pics are almost always taken with a 14mm wide-angle lens. Measure the usable length yourself and calculate your working distance based on the planned lenses. A room that is 8 meters long is not the same as a 12-meter shooting floor. More distance is always more comfortable.

Access and logistics

  • Minimum door width: 90 cm for garment racks and flight cases.
  • Elevator: check depth (minimum 1.20 m) and load capacity (minimum 500 kg)
  • Freight elevator or ground-floor access: easier unloading saves an average of 45 to 60 minutes per day.
  • Interior courtyard: ideal for production vehicles, provided the co-ownership rules allow it.

Acoustics

High-ceilinged rooms with concrete floors generate significant reverberation. If your production includes interviews or direct sound recording, plan for absorption panels or sound monitors from the preparation phase.

Managing natural light

  • South-facing: intense light from 11am onward, risk of overexposure in the middle of the day
  • West-facing: warm tones in late afternoon, ideal for golden hour sequences
  • Check for blackout curtains or motorized shutters to cut external light if needed
  • Bring a bounce board to manage reflections on pale floors
  • Bring neutral gels to soften skylights in direct sunlight

Crew logistics: often underestimated needs

A professional fashion shoot with 6 to 10 people requires:

  • HMU area (hair, makeup, wardrobe): minimum 15 m², with lit mirrors and multiple power outlets,  a glassmaker's lamp is always useful.
  • Catering area: separate from the set to keep the floor clean, bring garbage bags.
  • Equipment storage: minimum 20 m² to prevent flight cases or gear from creeping into frame.
  • Restrooms: worth checking, some lofts only have one.

If the location lacks space for dressing rooms, mobile dressing rooms or motorhomes can be positioned outside. This requires direct vehicle access, and often permits as well, either from the co-ownership or from the City of Paris if parking is on a public street.

Permits and legal framework in Paris

Parking for production vehicles

To park a production truck on a public street, a temporary public right-of-way permit is required. It must be filed with the Direction de la Voirie et des Déplacements (DVD) of Paris at least 15 business days in advance. Without it, you risk having your vehicle towed on the morning of the shoot. That would be a shame.

For lighter productions, identify underground parking lots within 100 meters and authorized delivery zones in advance.

Image rights and architectural rights

Some lofts contain architectural features or integrated artworks that are subject to copyright. Make sure the rental contract includes the necessary rights transfer for commercial use of your visuals, particularly for international distribution. This is very important. One tip: identify and remove any artworks from frame during the shoot to avoid potential issues with rights holders down the line.

Insurance

The industry standard: a professional liability certificate covering accidental damage of at least €1,000,000. To be provided to Easy Spaces before entering the premises , there are no exceptions. Some owners also require a damage deposit. The agency can also send you a link to place a hold on a credit card. It's quick and easy, and you won't be charged, unless damage occurs, of course.

Photo shoot vs. video production

These two uses are not legally or financially equivalent. A video shoot typically involves a 20 to 30% surcharge on the rental rate due to the heavier logistical footprint (sound, production office, continuous lighting). Team size also matters, a crew of 50 creates far more disruption than a crew of 5.

Organizing your location scout: a 4-step method

1. Define a precise brief: Floor area (generally 150 m² minimum for a team of 8+), architectural style, optical constraints, daily budget, dates. Do not begin scouting without these parameters locked in.

2. Pre-select 3 to 5 venues: Avoids spreading too thin. Compare the technical specs, not just the photos.

3. The technical walkthrough: Essential. Bring the director of photography or the photographer, and the client. Try to consolidate all stakeholders into a single site visit to minimize disruption for the owners. They have to tidy up, stage the space, and make themselves available for each visit. It's time and work for them, important to keep that in mind.

Points to assess on site:

  • Available working distances
  • Location and capacity of the electrical panel
  • Door widths and freight elevator access
  • Acoustic resonance (clap your hands)
  • Sun position at the planned shooting time

4. Confirm the booking: Verify cancellation terms with the agency. Confirm coordination of additional services (catering, security) at least 72 hours in advance.

Frequently asked questions

What is the minimum rental duration? A full 10-hour day is the standard. Approximately 12% of catalog spaces accept half-day bookings (5 hours), mainly for less prestigious venues.

Is photo equipment provided? No. Lofts are rented as bare sets. Easy Spaces works with logistics partners who can deliver lighting, backdrops, and accessories directly on-site from 8am.

Can the décor be modified? Moving light furniture is permitted in approximately 85% of cases. Any structural change or repainting requires written approval from the owner, a dedicated deposit, and a professional restoration fee.

How is parking managed for production trucks? A permit application must be filed with the City of Paris at least 15 days in advance, even 3 weeks is more comfortable. The city authorizes reserving public space and cone-off procedures. Easy Spaces supports this process and selects venues located within 60 meters of an authorized unloading zone.

Are agency fees and insurance included in the rate? Easy Spaces fees are included in the quote. Rates are quoted excluding tax (20% VAT). Professional liability insurance remains the client's responsibility.

Can a location be rented for a night shoot? Yes, subject to co-ownership rules and neighbor quiet hours from 10pm. Average surcharge of 30% over the daytime rate. Easy Spaces prioritizes standalone lofts or those with reinforced soundproofing for these requests.

What are the cancellation terms? 50% of the total amount if cancelled more than 30 days in advance. 100% if cancelled less than 15 days before the shoot. In the event of weather-related postponement, a no-fee rescheduling is attempted based on availability.

Do you offer lofts with functional kitchens for food shoots? Yes, more than 40 spaces in the catalog feature high-end functional kitchens with center islands of 3 meters or more, suited to food photography and culinary content creation.
